Custom Fireplace Mantels in Chicago: What a Fireplace Makeover Includes and What Moves the Price

8 min read

How fireplace pricing works with Purpose Design + Build: a paid design consult first, projects that usually start around $5,000, what the feature wall includes, and when you need a chimney pro first.

Fireplace makeover with a white arched surround, gray slate tile, a wood mantel shelf and a teal accent wall

I'm Steve, founder of Purpose Design + Build, and this is a straight answer for anyone looking into custom fireplace mantels in Chicago: how pricing works, what a fireplace makeover with us actually includes, what moves the number, how the week on site runs, and when the job you need belongs to someone else.

Summary

  • Every fireplace project is priced after a paid design consult, not off a flat menu, because scope and materials vary. It starts with Get an Estimate: a ballpark range within two business days, then a firm number locked at the consult.
  • Fireplace projects usually start around $5,000, the figure on my makeover menu. Where yours lands depends on your room.
  • On the menu the fireplace is a Fireplace Feature Wall: the surround, hearth, and mantel designed as one composition, in tile, stone, plaster, or millwork.
  • It is a one week install once the design is locked. Nothing gets built until you approve.
  • Any firebox or venting work goes to the right trades. I coordinate them so you don't have to.
  • I don't do chimney work. If the flue or chimney needs attention, that starts with a chimney professional.

Why the Mantel Is Rarely Just the Mantel

A fireplace is usually the first thing your eye lands on when you walk into the room, so I treat it as the room's anchor. That is why the menu item is a whole feature wall and not a shelf on two brackets. The surround, the hearth, the mantel and the wall around them are read together, whether anyone planned them together or not.

When those pieces get picked one at a time, the fireplace looks assembled. When they're designed as one composition, with the mantel proportioned to the opening and the material carried through, it looks like it belonged to the house. That is the whole job, and it is a design job before it is a carpentry job.

What the Fireplace Feature Wall Includes

Here is what sits inside the menu item, the same scope listed on the fireplace service page:

  • Surround, hearth, and mantel design. Drawn as one piece, so the proportions work together.
  • Material selection. Tile, stone, plaster, or millwork.
  • Trade coordination for firebox and venting. If that work is needed, I bring in the right trades and sequence them.
  • Managed build and finish. You get updates and answers the whole week.

Choosing the Material

The four materials on the menu do different jobs in a room. Tile and stone give you pattern and texture. Plaster gives you a soft, continuous surface that reads as part of the wall. Millwork gives you a wood mantel and paneling that can tie into the trim already in the room. None of them is the right answer for every house. The right one is the one that matches how the rest of your room is already talking, and that gets decided in design, not at the tile store.

What Drives the Cost of a Custom Fireplace Mantel

I price every fireplace after a paid design consult, because no two rooms carry the same scope or the same materials. Get an Estimate and I send a ballpark range within two business days, then we lock a firm number at the consult.

So you know roughly where the conversation begins:

  • Fireplace projects usually start around $5,000, the figure on the makeover menu, with one week on site once the design is locked.
  • Custom millwork trim package (crown, baseboard, casing), if the room's trim gets reworked along with the fireplace: $2,000 to $5,000 per room.

Where your project lands comes down to a few things:

  • The material. Tile, stone, plaster and millwork each carry a different cost and a different amount of labor.
  • How much wall is in scope. A reworked surround and mantel is one scope. Carrying the treatment up the full wall is a bigger one.
  • Firebox and venting work. If any is needed, it brings in additional trades.
  • What sits next to it. Built-ins on either side of a fireplace are their own menu item. Starting prices for built-ins live on the makeover menu, which is the one place I keep them current.

I don't quote fireplaces from a blog post, because the number depends on your room. The consult is where it gets real.

How a Fireplace Makeover Runs

The process is the same every time: listen, design, match, build.

  1. Estimate. Tell me about the fireplace through Get an Estimate, or call or text (773) 322-1257. You get a ballpark range within two business days.
  2. Listen. You tell me what you're thinking, and I ask questions until I understand what you actually want from the room.
  3. Design consult. We design it together: layout, materials, finishes, mood. You see it before it is built. The plan and the budget get locked here, and that is where your firm number comes from.
  4. Approve. Nothing gets built until you approve.
  5. Match. I match the project with the builders and trades that fit it.
  6. Build. One week on site once the design is locked, managed start to finish.

When This Isn't the Right Fit

I don't do chimney work. If you're not sure the fireplace itself is sound, that question comes before any design conversation. The Chimney Safety Institute of America points homeowners to the National Fire Protection Association standard, which says chimneys, fireplaces, and vents should be inspected at least once a year, and its homeowner resources page is a good place to start and to find a certified sweep. Once the fireplace has a clean bill of health, the feature wall is where I come in.

Fireplaces in the Portfolio

The Fireplace Mantel and Surround is one of six projects on the home page with a before and after you can drag across. It is on the portfolio with the rest of the work, including the Paneled Built-In Wall, the TV and Library Built-In, and the Record Lounge and Media Wall.

What Clients Say About the One Week Makeovers

The fireplace sits on my menu alongside the accent wall, the built-in and the closet. Here is what two clients said, one about an accent wall and one about a built-in.

"Couldn't be happier with the entire project. Steve was proactive checking on progress every day. Accent wall came out beautifully. Highly recommend." Michael M., on the Accent Wall

"Great experience from start to finish. Steve and his team proposed a smart solution to a need for a sit-to-stand desk in an awkward space. Communication was great, the demo and installation went as smoothly as possible. And everyone and everything was always on time, even early." Grant, on the Standing Desk Built-In

Fireplaces Across the North Side

I'm local. You'll see me head-nodding to house music walking my dog, or at a Coffee + Design meetup. I work across Andersonville, Edgewater, Lincoln Park, Lake View, Lincoln Square, Logan Square, Wicker Park, Bucktown, Ravenswood, Old Town, North Center, Roscoe Village, Rogers Park, and the North Side generally. There are fireplace pages for Lincoln Park, Andersonville, and more on the fireplace service page, and the full list is on the neighborhoods page.

Start With One Room

The fireplace is one of the easiest ways to see how I work. It is a one week project with a defined scope, and it shows you how I communicate and design before you hand me anything bigger. The pattern is consistent: a smaller project proves whether the communication holds up, and the bigger conversation follows from there. If you want the wider picture on woodwork pricing, I wrote about custom woodwork cost in Chicago, and about what custom millwork actually is.

Frequently Asked Questions About Custom Fireplace Mantels in Chicago

How much does a custom fireplace mantel cost with Purpose Design + Build?

Every fireplace project is priced after a paid design consult, not off a flat menu, because scope and materials vary. Get an Estimate and I send a ballpark range within two business days, then we lock a firm number at the consult. For a rough sense, fireplace projects usually start around $5,000, the figure on the makeover menu, and the material and how much wall is in scope move it from there.

Can you just replace the mantel and leave the rest?

The menu item covers the surround, hearth, and mantel designed together, because that is what makes a fireplace look like it belongs to the room. If you only want the mantel, tell me in the estimate and I'll quote what you actually need.

How long is the install?

One week on site once the design is locked. The design comes first, and nothing gets built until you approve it.

Does it matter if my fireplace is gas, wood burning, or not used at all?

Tell me in the estimate, because what your fireplace is and how you use it shapes the design. Any firebox or venting work gets coordinated with the right trades. If the chimney or the fireplace itself needs inspection, start with a certified chimney sweep. I don't do chimney work.

Do you pull permits?

Purpose Design + Build is a licensed General Contractor with the City of Chicago, license TGC146780, Class E, and pulls permits under its own license.

Which neighborhoods do you work in?

The North Side. The full list is on the neighborhoods page.

If there's a fireplace you've been staring past for years, tell me about it through Get an Estimate, or call or text (773) 322-1257. HMU if you've got design ideas.
