How to Read Your Own Brick: Telling If You Need Tuckpointing, and What It Costs in Chicago

You can spot failing mortar yourself, from the sidewalk, in five minutes. How to read your own wall, how to tell if the last guy faked it, and what masonry actually costs in Chicago.

Chicago's housing stock is brick, and most of it is about a century old. Singles through four-flats, the same red and gray brick, built when the city was going up fast. That brick will outlast all of us if somebody takes care of the mortar. When people ask me how to tell if you need tuckpointing, my honest answer is that you can usually tell yourself, from the sidewalk, in about five minutes. You do not need a contractor to spot the problem. You need one to fix it.

So this is the walk-around I would give a neighbor, including what it costs, which most contractors in this trade will not put in writing.

How to Read Your Own Wall

Go outside and stand close enough to touch the building. You are not looking at the brick. You are looking at the lines between the brick.

  1. Look at the mortar joints, not the brick face. Healthy mortar is uniform in color and sits slightly recessed from the brick, with a clean tooled profile. Discoloration or crumbling is the tell.
  2. Run a key or a screwdriver along a joint. If mortar comes away as sand or powder, it has lost its binder. If it takes real force to scratch, it is doing its job.
  3. Look for open cracks, gaps, and missing sections. Any joint you can see daylight or shadow into is a way in for water.
  4. Look up at the parapet. On a flat-roofed Chicago building, the parapet is the wall that continues past the roofline. It takes weather on both faces and it fails first. Strong parapets are what stop a building crumbling at the roofline.
  5. Look down at the seam where the ground meets the house. That joint at grade is where water wicks up into the wall if it is not properly sealed.
  6. Look for spalling. Brick faces that are flaking, popping off in chips, or crumbling mean water already got in and froze inside the brick. That is a later stage than bad mortar.
  7. Look at your interior walls, especially in the basement. Efflorescence, the chalky white bloom on the inside of a masonry wall, means water is moving through it.

If you find crumbling joints and nothing worse, that is the good news version. You caught it in the window where repointing is the whole fix. Why the Mortar Goes First, and Why That Is by Design

This is the part almost nobody explains, and it changes how you think about the whole expense.

Mortar is intentionally softer and more permeable than the brick around it. It is the sacrificial layer. As a building moves, and every building moves, the mortar is supposed to absorb that movement and crack rather than transfer the stress into the brick. Water that gets into a wall is supposed to leave through the mortar rather than through the brick.

So mortar failing is not a defect. It is the system working as intended, on a schedule. Brick lasts more or less forever if you replace the mortar every few decades. It fails permanently if you do not, because once the sacrificial layer is gone the brick starts taking the damage instead, and you cannot replace a brick face the way you can replace a joint.

That reframe is why I call this preservation rather than repair. You are not fixing something broken. You are replacing a consumable.

What Actually Happens After the Mortar Cracks

The sequence is the same on every building in this city, and it runs in one direction:

A joint cracks or erodes. Rain gets into the crack. Chicago goes below freezing, the trapped water expands, and it pushes the crack wider. That happens dozens of times each winter, not once. The widening joint takes on more water each cycle. Eventually water is behind the brick rather than in the joint, and the freeze splits the brick itself. From there it keeps traveling down, into the wall, and works toward the foundation.

Every stage of that chain costs more than the one before it. Repointing a wall is a known number. Rebuilding a section of wall is a bigger number. Foundation work is a different category of project entirely. The reason I push people to look at their mortar in the fall is that the cost of waiting is not linear.

How to Spot a Cheap Job Somebody Already Did

While you are out there, this is the other thing worth knowing how to see, because it tells you whether the last person who worked on your building actually did the job.

Look for mortar that sits proud of the brick face, in a puffy ridge, often a slightly different color than the joints around it. That is a smear. Somebody troweled fresh mortar across the face of the old joint without removing anything underneath.

It looks like work got done. It solves nothing. The failed mortar is still in the joint, still holding water, still crumbling, now with a skin over it that hides the problem and makes the next honest repair harder. It usually starts falling off in sheets within a couple of years, because there is nothing sound for it to bond to.

If you see that on your building, you did not get tuckpointing. You got paint. And it is worth knowing that before you get a quote, because the price of doing it properly now includes removing what they left behind.

Grinding Versus Smearing, and Why It Is the Whole Job

There is one real method, and the trade name for it is repointing. The National Park Service's Preservation Brief 2 defines it plainly as removing the deteriorated mortar from the joints and replacing it with new mortar. Removing. That is the definition, from the federal standard for historic masonry, and it is worth reading if you want a source that has no stake in your project.

Note also that the brief treats "tuck pointing" as a somewhat inaccurate term for the work. Everybody in Chicago says tuckpointing, including us, because that is what homeowners search for and what the trade calls it here. But what you are actually buying is repointing, and knowing the difference in language helps you tell who is describing a process and who is describing a product.

Here is how we do it. The old mortar is ground all the way out of the joint, to depth, and then new mortar is packed in. Not troweled across. Packed in, in layers, and tooled to match the existing profile. Where individual bricks have already split or spalled, those get chopped out and replaced rather than pointed around. Mortar and brick get matched to the building, which on a century-old Chicago wall matters, because new mortar that is harder than the original brick will damage it.

Grinding is slower, dustier, louder, and more expensive per square foot than smearing. It is also the difference between twenty years and two. That is the entire argument, and it is why I would rather explain the method than compete on the number. What Masonry Costs in Chicago

Most contractors in this trade will not publish a number. I would rather publish the range and have the conversation from there, because a homeowner who has no idea whether this is a $2,000 problem or a $30,000 problem cannot plan anything.

Every project is still priced after a site visit. Those two things are not in conflict. The range educates, the site visit prices. Nobody can price a masonry job from a photo, because the scope depends on what we find in the existing brick and mortar once we are standing at the wall, and anyone who gives you a firm number over the phone is either guessing or planning to change it later.

What Actually Moves the Number

  • How much of the wall is failing. Spot repointing on one elevation is a different project than a whole building.
  • Access. A ground-floor garage wall is straightforward. Three stories up a side wall on a tight city lot means scaffolding or a lift, and that is real money before any mortar gets ground.
  • How much brick has to be replaced. Chopping out and replacing split brick is slower work than pointing, and matching a century-old brick takes sourcing.
  • Whether the parapet is involved. Parapet rebuilds are their own scope and they take weather on both faces, so they fail more often than the wall below them.
  • Condition of what came before. A wall that was smeared five years ago costs more, because that layer has to come off first.
  • Season. Mortar needs temperature to cure. Late-season work in Chicago carries constraints that summer work does not.
  • Where the building is. Lot width, alley access and parking all change what a crew can stage. Most of our work runs across the North Side, from Lincoln Square and Andersonville down through Lincoln Park.

Permits, and Who Is Allowed to Pull Them

A contractor who is not licensed to pull permits either works without them, which puts the exposure on you as the owner, or subcontracts the paperwork to somebody who adds a margin and a delay to your schedule. The city's Department of Buildings permit information is public, and it is entirely fair to ask any contractor for their license number and check it before you sign anything.

When Tuckpointing Is Not the Answer

Three situations where I will tell you not to do this, because I would rather say it here than at your kitchen table:

If the brick itself is spalling across a whole elevation. Repointing a wall whose brick faces are already popping off does not save the wall. That is a bigger conversation about rebuilding sections, and pointing it first is money spent on the wrong stage of the problem.

If you are selling in the next sixty days. A proper grind-out is disruptive, it is weather-dependent, and it will not return its cost in a listing photo. Disclose the condition, price it into the deal, and let the buyer decide.

If somebody has already quoted you a firm price without looking at the wall. The problem there is not the price, it is that you are being sold a product rather than an assessment. Get a second opinion from anyone who insists on standing at the building first, even if it is not us.

What is the difference between tuckpointing and repointing?
In practice in Chicago they are used interchangeably, and repointing is the more technically correct term. It means removing the deteriorated mortar and replacing it. The word to pay attention to is removing, because that is exactly the step a cheap job skips.

Is masonry work a bad idea in winter?
Mortar needs temperature to cure properly, so there is a real seasonal window in Chicago. Late-season work can be done with precautions, but if you are planning a full elevation it is worth getting the assessment done in the fall and the work scheduled for the spring rather than rushing it into December.

Do I need a permit to tuckpoint my house in Chicago?
It depends on the scope of the work, and it is the contractor's job to know and to pull it. We are a licensed general contractor with the city and we pull our own permits. Ask any contractor for their license number, and check it.

Do you do concrete and backyard work too?
Yes. Backyard renovations, patios including stamped patios, sidewalk replacement and repair, walkways, and new driveways. Same approach as the masonry: we design the surface first, then set slope and drainage so water runs away from the building rather than back at it, then bring the crew.

The short version of all of this: go look at your mortar this month, while it is still warm enough to do something about it. If the joints are crumbling, you have caught it at the stage where it is a known, bounded expense.
